  • Efficient Administration

    Park Laign corresponds with the co-owners by sending notices and reminders, answering questions and responding to concerns. We assist co-owners to keep their information up to date. Park Laign is the point of contact for co-owner requests. 


    We adhere to syndicate procedures and building rules to manage infractions.
    Park Laign stores copies of important documents in shared folders, providing access to the board and to co-owners where applicable.

  • Transparent Financial Management

    Using secure and efficient direct debits and payments, Park Laign oversees collections of condo fees and other charges  as well as payments of the syndicate expenses. 

    We offer meticulous, up-to-date bookkeeping and monthly financial reports, giving our clients complete financial transparency.
    We collaborate with the board of directors to prepare the annual budget and track the budget throughout the year.

  • Preventive, Cost-Effective Maintenance

    Park Laign assists the Board of Directors in following the provisions of the Contingency Fund Study and Maintenance Log. We promote preventative upkeep that saves on long-term costs, ensuring repairs are both proactive and budget-conscious. Park Laign coordinates service contract renewals and updates. We arrange for the regular repairs and inspections in accordance with the operating budget;  From sourcing suppliers and obtaining quotes, to notifying co-owners, following up with suppliers and ensuring the payments are made.

  • Collaboration with the Board of Directors

    Park Laign manages the regular and recurring administration of the co-ownership. We collaborate with directors to plan special or major projects, to handle urgent matters, and to maintain compliance with current regulations. With regular virtual meetings and open communication, we collaborate with board members and carry out the important decisions.

At Park Laign, we harmonize relations, optimize efficiency, and elevate the administrative experience for divided co-ownership syndicates. 

Pricing

Starting at $45-55 per door per month (plus taxes) in accordance with the needs of our clients.


Supplemental Services

Monthly on-site visits are included in our management fee; additional visits available upon request.

Documentation support for private portion sales, working directly with realtors and notaries.

Insurance claim management and oversight of major repairs.

Rapid response or after-hours service within our capacity. We collaborate to prepare protocols for 24/7 urgent services.

Preparation and filing of annual federal and provincial non-profit tax returns (T2 & CO-17.SP).

Filing of TPZ-1029 forms for senior condo fee tax credits.
